Commercial property policies are very comprehensive but there are a number of things that are not covered by the standard policy. Coopers Insurance may be able to help fill these coverage gaps. Contact us before an incident happens so we can make sure you have the best coverage available.
• Off Premises Power Failure:
Your business may have to close for a day or two or longer due to a utility failure that happens away from your premises. This could be an electrical failure, disruption of water service, and/or a myriad of other things. We may be able to provide coverage for the income loss that results. This coverage sometimes has a waiting period of anywhere from 12 to 72 hours.
• Earthquakes:
Loss to your business due to an earthquake can be catastrophic. The standard property policy does not provide coverage for these types of claims. We have access to all the top rated carriers for a separate earthquake policy to cover you in the event of such a disaster. This is especially relevant in Southern California. • Building Ordinance or Law:
Continually changing building codes could add substantially to the cost of rebuilding in the event of a loss. New or improved sprinkler system requirements, wiring requirements, ADA requirements, are just a few examples. You may also need to demolish an undamaged portion of the building to comply. The standard property policy does not provide coverage for the additional costs associated with having to comply with an updated or new building code.
